We contacted APM to see if we could end our lease early by two months, to which they responded that it wouldn't be an issue. We moved Beware of Authority Property Management! We contacted APM to see if we could end our lease early by two months, to which they responded that it wouldn't be an issue. We moved out, and APM denied us a final walk-through as the landlord chose to promptly sell the property due to the Paradise Fire. Not only did they keep our security deposit, they then sent us a bill for the installation of brand new carpet in the old rental. When we informed them that this was illegal as we weren't given a chance to make any repairs and that the carpet was over 15 years old, the OWNERS of Authority Property Management refused to talk to us and laughed when we said we'd take them to Small Claims. "Go ahead. I've taken this to a Shasta County judge and have been victorious every time." But we did get our money back - the judge reprimanded the owners for not knowing what "pro-rated" meant, stressing that "in their business, this is DISTURBING". If you rent through APM, take pictures when you move in and expect them to keep your security deposit. California is very pro-renter, particularly when it comes to dealing with buffoons like APM.
