If it were possible, I would rate this complex -5Â. It is the worst complex in existence. Management is terrible and they don't know how to manage. The receptionist isn't helpful either and they don't know how to answer the phone. They are only suppIf it were possible, I would rate this complex -5Â. It is the worst complex in existence. Management is terrible and they don't know how to manage. The receptionist isn't helpful either and they don't know how to answer the phone. They are only supposed to be closed one day a week for monthly inspections, yet they close the office several times a week. It takes them forever to do a simple work order. If someone makes a complaint about you, they give you a non-compliance without even hearing your side. If there is a dispute between two residents, it is best to be the one to get to the office first or else you will be the one who gets written up without even giving your side. They are supposed to mediate. I had to contact code enforcement on them twice. If you do not know anything about resources such as HUD rules, state laws, or code enforcement, then you are out of luck. They have no compassion for their residents and some have had to go without hot water for weeks and even months, which is a direct violation of the lease and is considered an emergency. They are supposed to take care of hot water problems immediately. I could go on for 10 pages about this complex, as I have lived here for 14 years and I am well aware of how it is and how they treat people. If I could leave this complex, I would go tomorrow. It is May 2019 and the staff in the office at Country Oaks do not seem to understand the regulations from HUD and Tax credit! They consistently make errors in the files with inaccurate data, blaming the tenants for their mistakes. They seem to think that, because it is a low-income property, they are better than everyone else. They have even entered people's homes and taken photographs without permission in an attempt to try and evict them. I have been living here for 18 years and I have seen how badly they are managing this place. They make up their own rules as they go along, taking advantage of tenants who don't know any better. I have talked to them a few times about this and they said I was being uncooperative. Therefore, if you don't take my word for it, you can ask any of the tenants here what their experience has been living under the current management at Country Oaks Apartments and I'm sure you'll hear stories much worse than what I have written here!more ...hide ...

I have lived here for 6 long years and I must say that this new renovation has been a total disaster, the current manager Mrs. Robinson has been a rude woman, she has had poor professionalism, 0 empathy. I totally regret the renewal of my contract. Hopefully I can soon change the administration of this house because it has become property rubbish. In addition to this, assistant manager Brittny is really a disrespectful, rude and abusive person. I am really disappointed and I would never renew my contract here again. No matter how good a resident you are or what loyalty you have to the property, their residents do not value. Please dont move here, I would be very sorry. Being one of my best experiences it became a real nightmare, the new administration has 0 out of 10, you will feel that you have thrown your money away. Prices have risen everywhere but mismanagement is the worst thing you can experience, since many residents share this same experience.
