An application fee per individual, a deposit of $300 to "hold the apartment," and a service fee at the time of payment are all required. There was no warning on the website saying the deposit was non-refundable. After paying, I got an email saying the application and service fees were non-refundable, but not the deposit. Because the process can take two weeks, we kept looking and applied for and accepted another lease before hearing back from Millworks. On the same day we signed the lease for our new place, we got a "conditional acceptance" from someone called Meg. We called Shelly to tell her we had to decline the offer since we had already signed a lease elsewhere. When asked about the return of the security deposit, Shelly said “we keep it.” It was never specified that the deposit was not refundable. Had I known the risks involved before applying, I would not have applied to Millworks in the first place. This appears to be an excellent way to offer low-income housing while taking advantage of those who cannot afford other places.more ...hide ...

However, they have failed to communicate respectfully with the residents and to provide them a way of interacting with the activities director. A television in the exercise room is not what's needed; it would be more beneficial placed in the lobby, above the fireplace, so that Trellis/Trinity and activities director could display notices, updates and schedules for all occupants. (2) When this building was undergoing rehabilitation two years ago, security should have been integrated into its layout then; this reveals inadequate preparation and consideration for people's behavior as well as an overall lack of care for this neighbourhood's vulnerable population. Furthermore, there should be separate access to the kitchen so that residents can use it safely. (3) The patio area gets too hot during summer due to its lack of shade; something needs to be installed on top of the gas grills in order to cast some shadow over that area. Moreover, although umbrellas are present they take two persons to open them and do not tilt enough when exposed to direct sunlight from late afternoon onwards - rain also makes them unstable on their tables - same happening at rear tables where grills are located but never used anyway due their high costs. (4) In conclusion it appears Trellis lacks vision since all they seem interested in is providing basic living quarters "independently" while disregarding any notion of visibility frommore ...hide ...
