I lived here for about 2 years before moving to a doorman building on 81st street. There are definite pros/cons about this building.Pros - Up and coming area for what used to be a very dangerous place to live in the earlI lived here for about 2 years before moving to a doorman building on 81st street. There are definite pros/cons about this building.Pros - Up and coming area for what used to be a very dangerous place to live in the early 90s. Now, there is a fair amount of night life and easy access to public transportation. The building has nice amenities such as a rooftop with barbecue grills and a private garden (when not under renovation, as below). The front desk staff are receptive and friendly.Cons - 94th street can be desolate at night, since many of the long-standing businesses downstairs have recently gone out of business and are shuttered. The area isnt the greatest, and is only 1 subway stop (about 6 blocks) away from the more dangerous East Harlem. Also, this building has been undergoing MAJOR renovations for the past year. I have several small children at home, and the building frequently turns of the entire buildings water supply so that my children had to bathe in bottled water. When the water is restored after a day-long shortage, it ends up being brown and having sediments for 24+ hours. Luxury NYC high-rise building or quasi-developing world nation? This past winter, the buildings gas pipes burst, and residents were without ovens for 15 days. Along these lines, the buildings laundry room burst into flames last year and caused a major fire in the stairwells and on the entire 1st floor. I was at work when this happened, and my nanny had to rush my children down 17 flights of stairs and ended up inhaling large amounts of smoke in the 1st floor stairwell. Further, I paid Manhattan-type rents for the entire past year, yet the buildings gym, pool, and lobby were under renovation. Not exactly an NYC-type all-amenity building if you ask me. Finally, I have heard of several thefts from apartments on the lower floor of the building.In summary, this is a relatively nice building, although its outdated (built in 1987) and clearly shows. The water outages are unacceptable and the buildings gas pipes need to be checked/fixed. When charging such rents, its not fair to remove the buildings gym and pool. For a little higher price, consider looking into higher quality buildings in the UES - Gotham, Monterey, Park Avenue Court, Lucida, Colorado.more ...hide ...
