If you're a student looking for a place to rent, this could be an ideal option since it's just minutes away from the HEB and university. It has the added bonus of a washer and dryer already installed in the unit. The staff were friendly to me, however I think they could do with an extra employee as it was sometimes hard to get in touch with them. The downside is that people have been known to try to throw away mattresses and couches in the dumpster, which the waste collectors don't take, resulting in the build-up of trash. The apartments nearby are usually inhabited by college kids who drive fast around the parking lot and blast their music. This isn't something the management can do anything about, so it's something to be aware of. Additionally, some dog owners don't clean up after their pets and other non-Country Oaks tenants often use the pool and have been known to damage it. The AC in my unit was very loud and the insulation was unable to keep the temperature cool, making it too hot in summer. The floorboards were low quality and creaked when I moved around the kitchen. The paint job was bad and the wall baseboards were rough, making it difficult to get a good cleaning result. In conclusion, it's a reasonable place for students to stay short-term. Perhaps some of the problem tenants will become more mindful of their behavior.more ...hide ...
I shifted to Country Oaks in May 5, 2018, with the Affordable Housing Application that has financial restrictions and was accepted. My two-bedroom flat was priced at $937.00 in 2018, which I renewed in May 2019, and they charged me market rate of $1,I shifted to Country Oaks in May 5, 2018, with the Affordable Housing Application that has financial restrictions and was accepted. My two-bedroom flat was priced at $937.00 in 2018, which I renewed in May 2019, and they charged me market rate of $1,000.00. As I saw on their website, they now charge $1,050.00 for the same apartment, meaning I would pay $113.00 more each month and $1,356.00 more each year for an accommodation with leaking faucets and mini blinds that the home office said were "still usable". The one-bedroom apartments are currently priced at $885.00 and I asked if I could move into one of these units. I was informed there was a "wait list" in March 2019, and no one-bedroom was ever available as I was told there were others before me. I then gave them the 60 day notice and moved out in August 2019. I moved to another complex with the same price for a one-bedroom apartment at $885.00, with an ice maker, microwave, and a peaceful atmosphere - unlike Country Oak's noisy neighbors which were never enforced. I looked at the available one-bedroom units in late June and July and saw there were three - go figure! I'm glad I changed to a neat, upgraded apartment with the same cost. My question is, how can they declare they follow "Affordable Housing" salary restrictionsmore ...hide ...

I am incredibly disappointed with and shocked by how far the quality of life has deteriorated here in such a short time We first moved in at Country Oaks a bit over a year ago and at that time I loved this community The office staff Sadie especially I am incredibly disappointed with and shocked by how far the quality of life has deteriorated here in such a short time We first moved in at Country Oaks a bit over a year ago and at that time I loved this community The office staff Sadie especially were all so thoughtful kind and eager to be of assistance and the grounds were very wellmaintained Since then however the managing company has changed hands and in the last several weeks we have lost Sadie our property manager our assistant property manager and both maintenance technicians leaving the community largely unsupervised The grounds have fallen into disrepair in the absence of leadership and supervision Each day I see more property damage occurring sprinklers dug up and ripped from the ground walls graffitied lights burned out or purposely broken trash on the ground and scattered along the sidewalks multiple fence boards ripped away so people can move more easily between complexes etc Each night gets wilder and louder with random people roaming the grounds and partying in darkened stairwells It feels increasingly threatening and unsafe Last night while home alone someone tried the door handle to my front door I was unable to see who was outside trying to get in as the light in the stairwell and outside my front door door were broken The final straw landed today Our AC broke yesterday and although I called the emergency maintenance line immediately and left a message requesting assistance and a call back I didnt receive either until I began looking up Sandalwood corporate numbers today to call and issue complaints I am 8 months pregnant and today was my wedding day After a hot and sleepless night I got ready in an apartment already nearly 90 degrees by 8 am in the morning When I returned to my apartment at noon just after the ceremony my wedding cake was melted my guests too uncomfortable to stay and my dog was in respiratory distress from the heat and nearly died I spent the next hour with my dog in my arms standing under a cold shower sobbing terrified he would die My wedding hair and makeup ruined our cake a disaster our guests miserable in desperation I booked a night at a nearby hotel for my family and dogs only after finally receiving a call back from a woman identifying herself as our new property manager and immediately informing me she would not be issuing any reimbursement for our onenight stay Im done and throwing in the towel The community isnt safe our apartment isnt safe the stairwell to our second floor apartment isnt safe and I no longer wish to live heremore ...hide ...

This is the best community ever. It is beautiful and well maintained. The Property maintenance crew does an excellent job. The office staff are exceptional. From leasing to assisting with any issues they are always on This is the best community ever. It is beautiful and well maintained. The Property maintenance crew does an excellent job. They make you feel welcomed and appreciated as a resident. I'm a resident currently, but am trying to move out. This is definitely the worst place to stay; they don't care about their tenants at all, turning off the water with no notice multiple times and ignoring work orders for years. Money orders have gone missing too. No one ever shows up in the office during business hours – even before Covid-19 – and now there's new management that points fingers at prior managers, but that doesn't explain new issues versus old ones we know exist.
The apartments contain black mold which they deny, though nobody has come into my apartment in years to check on any of these issues. Rooftops are caving in while they still put up "now leasing" signs! This complex couldn't pass code if given a month's preparation time; so please do not rent here! Whenever concerns are expressed by residents, staff display attitude towards them.
I'm taking action by contacting media outlets regarding this appalling living condition: news channels, city codes departments and property owners alike so I can shed light on it all being done here. Recently neighbors moved in next door only for their ceiling to collapse shortly after; Human waste was left around our apartment front for nearly a week until eventually cleaned (but then happened again). People shouldn't live like this regardless of how much help housing provides them -more ...hide ...

Encino Pointe is a great apartment option in San Marcos. The staff in the office is friendly and helpful. The groundskeepers do an excellent job at keeping the apartment complex clean. The apartment manager does an excellent job to make sure all of his tenants are happy with there stay.If your looking for apartment in San Marcos, Encino Pointe should defiantly be on your list of options to consider.
