***Response To The Owner***Thank you for your correction about the proper terminology used for the property; I was simply reiterating the word terminology used by management. I also want to thank you for the probable, evasive response that benefits only Wilhoit Properties. I too, was equally surprised and disappointed to receive your response. I feel that Its most convenient of Wilhoit Properties to be blind-sided of the actives/details/issues of this property due to the lack of integral ethics and miscommunications. I agree with you, that management harbors a good relationship with our phenomenal police department. However, management has been known to maltreat their position when giving their professional advise to residents; meaning, in some instances, not being as forthcoming about their job responsibilities in relation to how the authorities would have no jurisdiction on private property. If your statement about working with the residents was worth its salt then explain the Rent Reminder Notices that management has been bombarding residents with since the beginning of the COVID-19 pandemic in Lansing, Kansas because theyre discomforting, especially during such unprecedented times. Further, inquiring residents are interested to know why is it, any time he/she has to contact management, it is difficult to reach them or management rarely abides by their posted business hours. To anyone who reads this review and the correspondence, I encourage you to not only drive through the Covington Woods property but also pause, walk around, speak to a small range of residents and make your well informed decisions as needed. After all, a resident can only hope for professional management. Again, thank you to Wilhoit Properties for responding. Best of luck to all. -Resident***END***Unprofessionally Unpleasant ConditionsYes, this is income based housing. However, just because of its circumstance should not determine its outcome. Management has a lease agreement that they partially enforce based on their preferences or popular demand, especially if it is conducive to their schedule. For the most part, management is lackadaisical; If after many failed attempts of reaching out to management without an answer or improvement then youd have better results contacting the corporate office, report your management as well as explain your reason for contacting them. Theres vandalism to vehicles, personal property, defecation from the pets of tenants, vehicle/building parking mayhem, unsupervised children roaming the neighborhood at all hours of the 24hr day, domestic violence and disputes, retaliation of neighbors...and so much more. It isnt a peaceful place to live, especially during the colder months, holidays and the COVID pandemic. BTW as of the 2020 year, rent has increased greatly due to it being apart of the owners original long term plan. Theres been no mercy during the COVID pandemic for tenants that has been publicized/offered. They still demand rent to be in full and on time or risk paying fees for insubordination yet management continually refuses to abide by the rules and regulations outline in the lease agreement entirely! I have seen Lansing Heights on the hillside during shopping trips with my sister. One day we decided to drive up to the property & give it a look. Love the townhomes, the amenities & the overall atmosphere of the property. Fast forward & I am now in the market to find my next home. Lansing is where I decided I want to live so the 1st place to come to mind was Lansing Heights. My contact person was Perla the property manager. She was so accommodating! We made an appointment, I arrived to the office on-site, and Perla greeted me with a friendly, professional & charming attitude. I told her what I needed, my time frame & she explained everything to me. Unfortunately, I needed to move quicker than when their next available townhome would be available. All that told me was the people that live there stay- thats a good thing. Im still interested in living there though. more ... hide ... Making a rental inquiry
