Pros: Location, Safety, Parking ($100+), Views, Patios, Amazing Units, GREAT Maintenance etc.Cons: Every single part of the business and property managers.Giving a 2 is generous, should likely be a 1 from all the problems we have had with City Green and New Land.A Few key incidents - when we first applied, the property manager promised us 2 years of free dog for signing. She included it in an email; she was let go before me moved in and City Green \"negotiated\" only 1 year of free rent. While we lived there, there were constant fire alarms being triggered (they have no safety plan in place or available for residents) - when evacuating the building, no property manager ever explained the reasoning behind it - nor, was I as a resident ever informed it was safe to return into the property (added bonus - every fire alarm was in the winter during a snow storm!)The company will look for any way to charge you extra and get money. Often, the water usage was read at some point during the week before the bill was due. If you didnt pay that bill the day of, you were slapped with an additional $50 fee for being late. At one point, we had a $300 fee attached for being 4 days late. When asking how to fix this, the property manager suggested just paying a few $100 extra every billing cycle to not be late. (sounds a bit sketchy to me)In addition, the property manager would send very irresponsible - almost threatening emails out. Did you know that they have a camera dedicated to the dumpster? If you do not fold your recycling - you are charged a ridiculous fee of $50-$75. How do they know its you? They actually have the time to watch you! You have a dog you need to take out? Better not pee on their grass - because if a property manager catches you (and its in the lease) - that is another $25 fee to you!The last big issue I have had is moving out. One of our previous friends and neighbor moved out. She was charged $300+ for carpet removal because the \"\"dog had damaged it\". She refused to pay - why, she had the carpet professionally cleaned - and City Green renovated the apartment by removing all carpet and installing new hardwood floors (sketchy!)Our move out was even more intense. We were able to sign-up and pay for a relet - where we paid an extra 1/2 month of rent (about $1,000) for City Green to start showing our apartment. They had a total of about 5 months of us not being in the apartment at all - and never once did they show the apartment. In fact, we received an email from the property manager that our apartment unit had been sold during the relet after 3 months. Great! Wrong, the property manager in an email told us that it was sold - then said he confused the units; we had over $500 in late fees because HE made the mistake! We were responsible for it - yet he made the mistake! To be clear, we never lived in our apartment complex while it was supposed to be on the market (relet). To our surprise, our electricity bill went from the average $70 for the basics to a full $300+ while we didnt live there! We contacted the property manager again and he said construction was being done in the apartment. They blasted the AC and we were held responsible for the charges yet again - until finally the property manage agreed that we would be reimbursed ... only after threatening to go to court because City Green broke contract and never alerted us they would be entering out apartment! You would think it be over -- no! Finally, our lease is up and we are done. They took an extra month to return the security deposit. They forgot to reimburse us for the extra utilities when they illegally entered our premises, and never returned the relet fee of $1,000 we were promised. Again, after calling the property manager - we found out that they fired the previous property manger. The new one refused to honor the previous property managers emails and documents that showed us not being responsible for payment.DO NOT RENT FROM CITY GREEN - MANAGEMENT IS TERRIBLE - Better Business Bureau should investigate! more ... hide ...
