I highly advise against renting from MC&W, a company that specializes in low-income property management. The USDA Rural Housing is aware of their practices, but so far, neither Ray County nor the USDA have done anything to stop MC&W's failure to provide proper extermination (bed bug infestations in 4 out of 6 buildings, roaches due to dumpsters within 100 feet of entrances) and maintenance (only one building has handicapped access parking, poor lighting, impassable sidewalks and steps due to poor drainage, lack of air conditioners, window seals, locking windows and doors, worn out carpets and linoleum, and a roach-infested laundry facility with two machines that have not been maintained). Tenants are also not given current lease paperwork. MC&W has created a hostile environment for elderly, disabled, mentally disabled, and impoverished people in a small rural town by threatening eviction over minor infractions and urging tenants to report on one another. Even so, the company is still licensed and recommended to low-income renters in Missouri. Richmond Estates is well-known to the Richmond Police for illegally attempting to intimidate and evict tenants. Therefore, I urge you to speak with the RPD before signing any lease at Richmond Estates or MC&W's other 27 properties.
