Love this place! Personnel are pleasant and do their best to get to any problems there may be with heat/AC, plumbing, snow removal, etc. Love the parquet floors because of allergies - no wall to wall carpeting! Near groc ery, pharmacy, hospital, doctors, restaurants.... more ... hide ...

I lived in this community for 3 years. It was the best 3 years ever. Courtney is one of the ladies in the office and she has been amazing. She is normally the one I have talked to in the last 3 years and anytime I had an issue it was fixed as soon as possible!! The maintenance men were amazing also. Anytime I had an issue they were there helping as much as they could and fixing the problem. No matter the time maintenance is there when it is an emergency!!! I have nothing bad to say about this community they are all amazing!!! I can honestly say I feel like theyre a part of my family. If you want somewhere to go this is the place to be!!!! I have been here going on 5 years. No problems other then with management. I have been having issues with my air and heating for years. It takes them forever to come out because they only have 2 maintenance men. And now they use COVID for an excuse. They come out and fix and it last for a couple weeks and break again. When I put my hand over the vents it would be blowing out like its just a fan. Not cooling or heating. They would keep pumping it with Freon but not addressing the main issue.My daughters room is like a freezer in the winter and a sauna in the summer. I was told to use the emergency setting on my thermostat which increased my utility bill.I had to call corporate several times and thats an unpleasant experience as well. The unit has been replaced and they still had to come out after the fact. Pumping it with more Freon. I asked Amanda and Corporate to assist with overage on my electric bill. Amanda told me to send me the bills so she could work something out. After I sent her response**Thank you for sending these bills. However, due to the months they were higher (winter months), this is to be expected. We did have your unit replaced and using emergency heat occasionally for the time frame in which you reported the heat and when we were able to replace does not justify us giving any credit.**I Called Corporate.. I dont know why. This is what she sent back ....My regional reviewed your electric account and the account is not in your name of anyone under contract at Salem Fields. Due to this we are unable to give a credit.Amanda Bencs***My response ...Thats my father name who was on the lease before passing and Im an authorized user on the account.Amanda you are full of it. Im not going to go back and forth with you any longer on this.It will just become a bigger headache that it already was. Its ridiculous that it took years for your company to even get this issued resolved. All you can to is be apologetic because thats what you do in customer service. If Im averaging $150-$170 a month with a accurate running system thats fine with me. But the unit was faulty and it jumped over the average because I had to use the emergency feature to cool/ heat my house and thats a problem and Im sure you know that. But anyway you have a good evening. ***Shannon is so pleasant to deal with and does what the property manager should be doing! Amanda is in the way always putting notices on the door saying inspection , pest control or power washing is taken place on a certain day. And it dont happen on that date. Im glad I work from home now because now I can see the negligence. more ... hide ...

I know someone who lives here and it seems to be a pleasant place to live. They allow pets, but I believe theres restrictions on size and numbers. The acquaintances home has a washer and dryer in unit, two bedrooms, one bath, and a small kitchen and medium size living area. The visitor parking rules are kind of draconian, but its probably for the comfort of the residents. I believe they maintain the lawns and their appear to be some communal recreation areas but Ive never seen them in use.It is within walking distance (depending on your mobility) of the England Run branch of the Central Rappahannock Regional Library. At one point I did ask the library if I could pick up books on behalf of the resident I know and they were willing to work something out. more ... hide ...
