After I left a disgruntled voicemail with corporate, they informed me there was no property manager at the location. They provided no explanation as to why they had not returned my messages. I asked for a refund of my application fee as they had taken my money with no intention of processing my application. The regional manager and her superior showed no sympathy and refused to refund my payment. I emailed the head of corporate, but did not receive a response. Woda Cooper's incompetence extends to their top executives. They clearly care more about their profits than their customers, as demonstrated by their willingness to steal my money while I was already financially strained from the move.more ...hide ...

Similar to the other reviews, they do not complete repairs punctually, and rarely is there anyone in the office. We are obligated to allow access to our home for 2 to 3 inspections a month that are unnecessary. Contacting the corporate office in OH is a total waste of time as their attitude is equally as obnoxious. They make blunders and the tenants suffer for it...my rent was misplaced 3 times and I was given a 3 day eviction notice every time and was harshly told to pay on time, which I did. No apologies were given, only that it was a human error. We have had over 6 different property managers in the last 5 years that I have resided in Oak Hollow and all have had the same surly, rude attitude, which indicates they are instructed to act this way. In my opinion, this company is extremely prejudicial against the same people who provide their revenue...low income families. I do not suggest anyone to rent from Woda/Oak Hollow. But if you don't mind being stressed and your peace of mind continually disrupted from the impolite, unprofessional lack of customer service skills of property management, be my guest. I am in the process of rebuilding my credit to purchase a home as soon as possible so I can vacate ASAP.more ...hide ...

Since then, I've filled out multiple requests for assistance but to no avail. Moreover, my rent is expected to be paid on time each month despite these living conditions which are far less than satisfactory. Last week I let them know that my shoes in the closet were wet due to mildew and yet they have not reached out to me about fixing or replacing them. Furthermore, during the past two weeks of constant rainfall they haven't called me once concerning sending fans over to dry up everything! The worst part of it all was when while cleaning out my closet recently I moved a big tote and found TWO DEAD WORMS under it! Not only that but snakes have also been spotted in my backyard which raises questions about what else can get in if worms can do so easily as well! So its been over a month since my last review was posted and to date the only thing thats been done is me getting a new refrigerator Which might I add was not needed because I was only missing a shelf on the door and its smaller than my original and So its been over a month since my last review was posted and to date the only thing thats been done is me getting a new refrigerator Which might I add was not needed because I was only missing a shelf on the door and its smaller than my original and doesnt have an ice maker like the previous one So it seems to me as if they were trying to cover the fact that I have a more serious concern water damage They agreed to refund me Augusts rent and no rent for September since that is when the work for the flooding that occurs in mines and my sons bedroom would be completed Nothing was done and I still havent received the refund Ive been in contact with a Mike that referred me to Terry Earhart whom has been included on all our correspondence but has yet to reach out to me either via phone or email The other day I received an email from a Kristie YoungBernett very unprofessional and unpleasant that said she was the regional manager and that she would like to get all of my concerns addesssed immediately because she was the regional manager for my area and Terry is in Ohio If shes the regional manager why wouldnt I have been referred to her in the first place and why is she just reaching out Ive had this same issue for almost 2 years now So anyways to add injury to insult she comes to my home and is feeling on carpet telling me what doesnt feel or look wet Well I guess it wouldnt it hasnt rained but when it rained for almost 3 weeks straight where were you then On top of that she tells me that being given a refund and no rent for a month is the compensation for my things being ruined and that my renters insurance should cover it because they have covered smaller things Needless to say she didnt address ANY of my concerns This to me proves that they have no care in the world for their residents Me and my children stay sick and I wouldnt be surprised if its from mold and mildew growth You pay rent to live comfortably not have someone give you the run around for a concern that you have been addressing She then told me if my rent wasnt paid by the 5th eviction would be filed and to my surprise yesterday on the 3rd there was a letter left about eviction and when rent is due Dont rent here no matter how nice the properties look I have holes in all 3 of my bathroom walls where the toilet paper holders came off and when I reported this to the office a few days before an inspection was coming up because they didnt complete the work I mysteriously wasnt picked for an inspection How convenient was that I will tell the world multiple times about this company until I am heard and my requests are fulfilled Stay away Oh and just in case you didnt see my first review this has been going on since April of last year and has been reported since then as well They put maintenance requests on sticky notes instead of using an online portal like most companies but thats because they dont want you to be able to track your requests or the fact that theyre not completedmore ...hide ...
Very old and out dated...lived there three years . watched it gone down hill. Management was horrible. The elderly were bullied.. No air-conditioning most of the time. So much to tell...but it finally happen and the corporate office let every one go. New management now. I left friends behind and they said they hope things will improve.....adding now a couple yrs later 2019 that management was fired. New managers and I hear from my friends there its much better place to live.more ...hide ...

My worst living experience to date was at 111 Springview Elms Street in Building 800. During the day, there would be constant thuds and booms as if someone was jumping up and down, or vacuuming late into the night while kids ran wild. On days off during the week a kid could be heard running all day long! It was impossible to get any rest or sleep due to this constant racket. The excuses given made no sense either - it felt like we were hearing a ghost run through the floor! We were young so I guess they thought we'd just tune out the noise but that wasn't possible. To top it off, my car got towed even though it had been parked in its designated spot with a parking sticker! All in all, by far my worst living experience ever!more ...hide ...
