Trudy, the building manager, is incredibly kind, thoughtful and hardworking, and the rest of the staff are always polite and courteous. People often come to the office with unreasonable and unlawful requests and I have seen how rude they can be to the employees, yet they still remain respectful. This building is in an excellent location in the center of the city with a view of the Schuylkill River and River walk. All utilities, including electricity, hot water and air conditioning, are included in the rent, as is parking for owners and visitors. It is very well maintained under Trudy's leadership. If you are a senior or plan to move into a senior housing, this is one of the best buildings in the city. There is also a tenant's council with arranged trips to Sight and Sound, Atlantic City, and various weekly and monthly activities such as crocheting classes, bingo, line dancing, movie nights, a van for grocery shopping, and a Christmas party. As a resident of the building, I take offense to the one-star reviews of people who claim to have been treated so badly, but have only visited this place once (so they say). Back in 2000-2001, the Ingerman Group ran the program where individuals had to come from a shelter, rehab, or have a DHS case in order to stay. They had regulations, including signing in and out, and visitors were only allowed in the kitchen area. Security was on the front desk to ensure compliance, and hall monitors were on staff to monitor behavior. There was an office on the 1st Floor. People were allowed to stay a maximum of five years, and they had to pay 30% of their income before taxes, with no utilities included (rooms only). Apartments included a 30% payment of income before taxes and electric. If rules weren't followed, warnings were issued, and three warnings would result in eviction. There was storage in the basement. This housing was labeled SRO for single women on the 5th and 6th Floors, and the Philadelphia Housing Authority paid for the remainder of the rent. Rooms typically cost between $600 and $700 per month. Room inspections were done once a month. Next, the rent prices are very fair considering the kitchen and bathrooms have gone through high quality renovations. There is security throughout the night and safety is taken seriously. The location is very centrally located to the train station, river trail and grocery stores. The only negative I can think of for this place is the limited natural lighting and light fixtures but that is a personal preference. Id recommend my friends to live here. more ... hide ...
