As most will question if these comments are true or not. I can say you will have to follow your gut. Take this one as a serious review. There has been no problems with management. VERY quiet so you wont have to worry abo ut people making all types of noise outside but sadly if you live under someone who has children you will run into loud jumping, stomping, chair dragging throughout the night sometimes at even 2am. That can get real frustrating real quick. Due to how the floors are built (very thin) its only so much you can really control honestly (there is a noise hours around 11pm). Any problems that arise, it is fixed and done at a reasonable time frame. The apartments itself are great for the price you have to pay. There are similar to some of the fancier apartments that want way more money and only offers a 1 bedroom. So if your money is tight and you dont want to pay a arm and a leg but still receive a decent place; I would HIGHLY suggest considering this place and aim for a top floor or pray that you dont live under a family with 2-3 kids LOL. You might just go crazy. Oh and if you want to know if they have bugs, You may experience maybe 2 -3 in the summer time which I think is normal due to the pool of water and them trying to come from the outside. My mom lives in the neighborhood its very upsetting on the amount of restrictions. Cant keep your car in the driveway if you dont have a pass or else you will get your car towed. You only get one guest pass. Anytime someone comes over we are constantly looking outside to make sure they have take any cars. No one wants to come over from being scared of getting charged 200+. Oh and if you loose your pass its 200. Tow truck will literally move a car to get to another car they do not care whatsoever. They are always sending letters saying we have to do this and that and I understand you want everything to be clean but Ive seen so many trailers in the neighborhood where they have so much trash outside. We had our dog bowls outside they said we needed to get rid of them or else they would for $100. Theyre all about money. If you dont do what they say they charge you for literally everything. There are so many people who have called to complain and they still dont do anything I really dont know why they havent done anything about it. I bet if people had other choices they would not live in this neighborhood. more ... hide ...

The one thing this neighborhood is good at is keeping the grounds decent. I moved from out of state and was made to believe that my townhouse unit would be fully renovated. I arrived and it was something different. I didnt have time to look for somewhere else to live so I settled. While at Forrest Pines my family and I were subjected to huge and small water bugs/roaches. They do offer pest control, but it is not at all a convenient process: You have to shift your living space pretty much every time they come, which is not worth the hassle if they have to continue to come spray twice a month. We stopped calling after awhile and just maintained it on our own. Another issue is that letters are frequently posted on our doors stating the day (no time given) maintenance would be entering our unit. They just give a wide timeframe to expect them. Compared to other communities, its not so large that they cant schedule a time for each unit. Nobody just wants anyone who doesnt live in their home barging in whenever they please. Please, please, if you decide to rent here make sure you give your written 60 day notice. I misinterpreted this rule in my contract initially, but when I inquired about it a few weeks after this deadline, I was told by the leasing agent that I will likely be charged for just the one month as if I was being done a favor of some sort! Its more than 30 days (almost 40) before my lease is up and I can already expect to be charged a ridiculous fee. I saw reviews about this community nickel and diming tenants in order to give as little back from security as possible, and it looks like the process has started for me. I will update once I know what I have been charged.Update: The leasing agent reached back out to me informing me that since proper notice wasnt given, that I would be charged a fee of 1 months rent! Absolutely ridiculous!! This community has competitive rent prices; however, their financial integrity is in question with all the fees especially when it was just a misunderstanding. I understand looking for an affordable community is a priority to many, but I HIGHLY recommend if you can, RUN away from this community. more ... hide ...
