PROS:Downtown on King St., two blocks from capital; Heated parking available for $125/mo; Decent Views from rooms (if not staring into the Marina condos across the street); Community room/grille on roof; Movie theatr e room with (old) digital projector; Two used treadmills for residents to use; Office room with a Dell space heater CONS: Elevators or garage door routinely just stop working. Either happened about once every other month. Doesnt sound so bad until you experience it; Water pressure is utter crap. Its not that is weak, its that there are air pockets that will hit you in the shower; Apartments are small and overpriced. Seriously - the Madison Mark and Butler Plaza ranks as some of the most overpriced housing downtown. Even newer, better buildings (w/ things like 50 mbps internet) downtown are cheaper per sq ft; Toilets sound like harrier jets when the back tanks fill. We could hear our neighbors every time they flushed, and they could hear ours. Might be related to the water pressure problems; Front desk NEVER picks up the phone. You have to leave a message and they call you back, even though the desk is staffed from 10-4 most weekdays.Also, they hire some pretty expensive cleaners when you move out. Take pictures when it comes time to hand in the keys in case you want to dispute anything. We were pretty thorough with move out, even hiring our own cleaners, but the Mad Mark cleaning crew managed to charge us for a \"nail removal\" from a wall for $40. more ... hide ...

The staff is very caring and attentive. Love how patient they are at explaining things to my mom, especially when they may have to do it several times. Very clean, roomy apartments.

I have lived here for two years, and it really has been a mostly positive experience. I signed-on with Danielle, who was the Property Manager before Sarah. Danielle was great to work with, and during my time at Avalon, t he apartment, maintenance, and general living atmosphere has been great. After Sarah took over property management, I did not see any changes in my day-to-day, but I have to admit -- the few times I had to interact with Sarah were not positive at all. I am pretty sure she is no longer with Avalon/Gorman Properties, so this shouldnt be a factor in starting a lease here. As I said, I had a very positive experience living here -- great price, good location right off the Belt Line, and spacious and comfortable apartments. If these are the things you are looking for, I fully endorse Avalon. more ... hide ...

I had two grandmothers that lived here. Once upon a time it was a wonderful apartment for independent seniors. Now, it is old, gross, and not kept up. Everything is dated and they have opened it up to an inappropriate m ix of tenants to get more money. State has been called several times with concerns. more ... hide ...
