The people I interacted with were all friendly and kept to themselves. Maintenance was always swift. The new manager, Andrea, and assistant manager, Brenda, have made things better by improving the upkeep of the place, security, and tidiness. Although, they should address the pungent odor of marijuana in the hallways and grounds, as well as vet their tenants more carefully. Some of them seem like criminals. It would be the safest if such people weren't around. In 2016, the gate was frequently broken, but since then security has been maintained. If you're looking for an affordable rental with all of the utilities included (less than $600 with a balcony, walk-in closet, and in-house washer/dryer), this is a good choice as the maintenance is standard.more ...hide ...

Fortunately, GSL will continue to manage the property (they do a great job at that). As part of the sale, the apartments are being renovated (which is nice). Two important changes have been made: the new owner is making the building a Federal low-income facility once again (which GSL ended last year), and from now on, all tenants must be at least 55 years old. I believe these are both beneficial developments (I'm over 55 :)- - - - - - - - - - - -Original post, 2020:I've been living here for seven years and, for a low-income apartment building (NOT public housing - that's something entirely different), I think it's outstanding. Several of the reviews listed here have nothing to do with Valencia Court - I suspect they are reviews of an entirely different place called The Valencia. The apartment staff are always working hard, and the maintenance is usually great. My apartment is very comfortable and, in general, I've been very happy here.EDIT: I assume anyone looking into Valencia Court Apts knows they're not in a perfect part of town. Where we are isn't hazardous, in my opinion, but this isn't the right place for you if you are easily alarmed by sight of homeless people around Central.more ...hide ...

We would prefer a quiet neighborhood near Sandia high school in northeast heights or downtown Albuquerque I am a responsible single parent and am on disability due to health issues The international district is my last preference but am willing to apply as long as the place is secure I hope to stay in the northeast heights because my son attends school here and it is close to my medical necessities Downtown is my second preference because we both commute via bus and can use Alvarado bus station We are prepared to move in asap
