The complex is pretty quiet and I havent had any issues with safety. Management is okay. The trash piles up from time to time as well. My one star rating is for the roach problem. I thought it was maybe my unit but I ve come to the conclusion that its the entire complex. INFESTED with roaches. As I type this I have killed a total of 8 in one day. Unfortunately pest control isnt included. I tried dealing with it with store brought items. Idk if its because I live on the first floor but it has gotten worse to the point Im in the process coming out of pocket for a monthly exterminator. Its a nice to visit for a place to worship, I was invited by a co-worker Darryl and met a really beautiful spirited woman named Krystal. Those two people made me feel at home while I attended the service. The service to me was a little lengthy, drawn out with the giving of certificates and recognition for members accomplishments. If I could give 0 stars, I would. DO NOT RENT HERE. Arch + Vine is gentrifying the neighborhood and pricing out old residents. Rent has steadily increased to ridiculous heights despite a lack of upgrades or amenities. Wa ter is priced based on what the community as a whole uses and Arch + Vine decides how much each resident pays (it could be $40, it could be $80; it depends on the month). It is written into the lease that you must pay for monthly utilities even if they dont provide them (for example, trash was not provided for months, but residents were obligated to still pay for trash). They come in your apartment whenever they feel like it (most of the time, with less than 24 hours notice). It is also written into the lease that residents cannot publicly criticize this property, which is why I am writing on behalf of a resident. Susan and Amanda do not care about residents, will not answer emails, and will not work with you on issues. If you value quality and privacy, this is not the place for you.Response: I feel it is unfair of your complex to silence your residents from speaking out about the things going on there. You can misrepresent your complex all you want, but the residents that were there before your company came in know exactly whats going on. You didnt address any of the things that you slip into the lease because you know that people would not sign with you if they saw that from the beginning. Although you adhere to the LIHTC regulations on price increases during the decontrol period, you also slipped in close to $40 in fees that were not previously required. This company cares more about getting their money than they do about actually representing themselves truthfully or helping their residents, which is why you will not be hearing from the residents themselves. Again, if anyone is thinking about renting from this company, RUN. It looks nice on the outside, but it is not worth it. more ... hide ...
